Why Are Home Inspections Needed?

A Home With For Sale Sign Out Front.

When should I get a home inspection?

Buying a home is like a long journey. It’s exciting to consider a new place, a new adventure. At the same time, it’s wearing and stressful. You’ll visit several homes before settling on the one home that’s right for you. You’ll talk with real estate agents, and financial institutions, and spend plenty of time negotiating an offer, before, finally, the keys are in your hand and you’re ready to move in. As all this is going on, you’re thinking about where you’re going to be living, how beautiful the home is, and where you’re going to put the living room sofa.

Before you sign your final papers, one of the last steps in the process is the home inspection. Even if you are buying a new home, you should have the home inspected. Why? Because no home, not even a new one, is perfect, when you look at the home objectively. Through the inspection process, home buyers get a genuine picture of the home’s condition. The inspection picks up unseen or unexpected problems with the home like roof leaks or insufficient insulation that may not be readily obvious when you are viewing it with the real estate agent.

In ideal circumstances you should get the home inspected once the seller has accepted an offer on the home, but before the deal has been finalized. Most contracts will include an option for home inspection. Once the inspection is complete, within that time frame, you get a chance to renegotiate the deal. You may want to have repairs made or get the price reduced based on the findings in the inspection report. If the problems are substantial, you also have time to opt out of the deal.

One advantage of choosing INTELLISPECT PROPERTY INSPECTION GROUP for your home inspection in Dallas/Fort Worth, TX, is the attention to detail we include in our inspection reports. Years of experience have given us the knowledge, skills, and insight to provide our clients with some of the most detailed inspection reports available. If you are buying a home and ready to schedule a home inspection, you can fill out an inspection request online or book us by calling us in Fort Worth at 817-590-2630 or Dallas at 972-359-8310.

Should you get a pre-listing inspection if you are selling a home?

While home inspections are valuable for home buyers, they can be just as valuable for home sellers. With a pre-listing inspection, the inspector can find unexpected problems before the home ever goes on the market. Knowing the issues beforehand can prevent deals from getting renegotiated or dropped altogether. The seller can make repairs based on the findings in the inspection report, and provide the report to potential buyers as an act of good faith. A pre-listing report serves as a marketing tool, and can be made available once the home is placed on the market.

When you choose INTELLISPECT PROPERTY INSPECTION GROUP for pre-listing home inspection services, we work with you every step of the way. Once the home has been inspected, we’ll write a detailed narrative report of our findings, and document areas of concern with photos. Moreover, we will provide you with copies of draft summaries that outline where repairs are needed. Once you make the repairs, you can attach receipts to the summaries acknowledging repairs have been made. We can then inspect the home again, revise the summary, and issue new copies to you. Once the seller approves the new report, copies of that report can be made available to potential buyers for their review. These reports can be placed in ads, as well, or on websites for review.

What sets INTELLISPECT PROPERTY INSPECTION GROUP apart from other services?

INTELLISPECT PROPERTY INSPECTION GROUP has been in business since 2002. In that time we have inspected thousands of residential and commercial properties throughout the DFW Metroplex. We have the experience, knowledge, and skills to make a thorough investigation of a home. We stay up to date on building codes and standards, stay informed about currents in home construction, and understand how all the systems within the home interrelate. We understand, for instance, that inadequate insulation will affect how the home’s heating and cooling system runs and uses energy. We understand how leaks can remain hidden for months and create the kind of moisture build-up that leads to mold growth and structural damage.

Moreover, you can trust  INTELLISPECT PROPERTY INSPECTION GROUP to provide you with a highly detailed narrative report. While regulations require all inspectors to provide a written report, the details supplied will vary from service to service. Some inspectors will just provide a handwritten report with check boxes indicating areas inspected, or they will provide you with summaries that include only very generic information. Our reports, on the other hand, are detailed narrative reports, accompanied by digital photos, that show the clients areas of concern. We also use thermal imaging cameras, which give us a better chance to discover problems like leaks or areas of energy loss.

If getting such a detailed report sounds like a good thing, and you are ready for a home inspection in North Richland Hills, TX, then book an appointment with us either online by filling out an inspection request or by calling us in Fort Worth at 817-590-2630 or Dallas at 972-359-8310
